BGC gets all the attention because it is the easiest first landing spot. But for expats who plan on staying, Rockwell is worth a much closer look, and Proscenium at Rockwell specifically is where a lot of our long term clients end up once they have actually spent time comparing the two.

The Units Are Simply Nicer

A two bedroom at Proscenium typically runs 92 to 121 square meters and rents for roughly 95,000 to 140,000 pesos a month. A comparable two bedroom in one of BGC's newer premium towers can run 100,000 to as much as 250,000 pesos a month for a similar or smaller footprint.

You are consistently getting more livable space at Proscenium for less money than the equivalent unit in BGC. The layouts are more generous, the finishes are genuinely upscale, and the buildings themselves feel like homes rather than compact luxury boxes stacked on top of each other.

The Amenities Are Genuinely Better

Proscenium sits inside the larger Rockwell Center estate, which means direct access to the Power Plant Mall, the Rockwell Club with its pools and spa, a real fine dining strip right at ground level, and the Ateneo Graduate School of Business nearby. It is a fully built out, established community rather than a district still filling itself in.

More Privacy, More Security, Same Convenience

Rockwell is gated. The roads close at night with security posted at every entrance, giving it a noticeably quieter and more private feel than BGC's more open streets. You still get everything BGC offers day to day, walkability, quality grocery stores, a strong medical presence nearby, without the constant foot traffic and short term rental turnover that comes with a busier district.

Still Close To Everything

Rockwell is roughly a 10 minute drive from BGC when traffic cooperates, so you are never actually cut off from anything on the BGC side. And because Rockwell sits inside Makati already, you are even closer to Poblacion's nightlife and the Makati CBD social scene than most BGC residents are. You get the quiet, private home base along with easy access to the exact same energy BGC is known for, just without living inside it every single day.

The Bottom Line

For a first landing, BGC still makes sense. But for expats who already know they are staying, Proscenium at Rockwell consistently delivers more space, better finishes, real privacy, and the same access to everything that makes Manila worth living in.
